Remodeling the Kitchens North Las Vegas Was Built With
Kitchen remodeling in North Las Vegas usually starts with a builder-grade kitchen from the 1990s or 2000s: oak or white thermofoil cabinets, laminate or tile counters, a small island or none at all, and a faucet crusted with white scale from the valley's hard water. We plan each kitchen remodel around that starting point, whether you want a full gut and rebuild or a few targeted changes that make the room work better.
Why so many kitchens here look alike
North Las Vegas grew fast. The census counted 47,707 residents in 1990, 115,488 in 2000 and 216,961 in 2010, and in the 1990s the city annexed about 60 square miles of desert for new housing. A large share of today's homes went up in that window as production tract homes, so many neighbors share the same handful of floor plans. That has two practical effects. First, the original materials are wearing out at about the same time: drawer boxes coming apart, laminate lifting at the seams, tile grout stained dark around the sink. Second, the layouts are known quantities. Walls between the kitchen and family room, soffits over the upper cabinets and plumbing on an outside wall are common, and we can usually tell at the estimate which changes are simple and which are not.
Hard water and what it means for a new kitchen
Las Vegas Valley water is hard, and anyone who has lived here a while has seen what it leaves behind. Your water provider's annual water quality report lists the current hardness for your area if you want the exact figure for setting a softener. In a kitchen that mineral load shows up as white rings around faucet bases, crusted aerators, spotted glassware and scale inside dishwashers, ice makers and water heaters. We factor that into the fixtures and finishes we suggest: faucets with replaceable cartridges, finishes that hide spotting better than polished black, and space under the sink for a filter or a softener connection if you want one. Wiping the counters and faucet dry is still the simplest defense.
Licensing and permits in Nevada
Two sets of rules apply to a kitchen remodel here. The Nevada State Contractors Board says that, with limited exceptions, all contractors are required to be licensed, and its handyman exemption covers only work valued under $1,000 including labor and materials. The Board advises homeowners to check a contractor's license number, classification and monetary limit on its online search, insist on a dated, signed written contract, and collect lien releases as payments are made. Separately, building permits for homes inside city limits come from the City of North Las Vegas. Kitchen work that changes plumbing, electrical or gas lines, or alters a structural wall, often calls for one, while purely cosmetic work usually does not. The city's permit office is the one to confirm what a specific project needs, and we walk through which parts of your scope may need review at the estimate.
HOA rules and remodel logistics
Many North Las Vegas homes sit in master-planned communities such as Aliante and Eldorado, and a lot of other subdivisions have homeowners associations too. Interior kitchen work rarely needs architectural approval, but HOA rules often cover the parts of a remodel that show outside: where a dumpster or roll-off container can sit and for how long, contractor parking, permitted work hours and delivery times. Check your CC&Rs or ask your management company before demolition day, and we will schedule deliveries and haul-off to fit those rules.
Planning for the desert climate
July highs in North Las Vegas average about 105 degrees and the city gets only about 4.58 inches of rain a year. Kitchens with west-facing windows take strong afternoon sun, which matters for window coverings, glare on glossy counters and where you put a breakfast nook. Cooking adds heat and humidity to a house that is already running the air conditioning, so a range hood that vents outdoors is worth considering when the ceiling or attic allows it. We also time demolition and deliveries for cooler hours in summer when we can.
Kitchen remodel or kitchen update?
Not every kitchen needs a full remodel. If the cabinet boxes are solid and the layout works, refacing or painting the cabinets, replacing the counters and adding a new backsplash, faucet and lighting can change the room for a fraction of the cost. If the boxes are water-damaged, the floor runs under the cabinets, or the layout is the real complaint, a full remodel is usually the better spend. We give you both options in writing when it is a close call.
What a full kitchen remodel typically includes
- A measured layout and a written, itemized scope
- Demolition with the rest of the house sealed off from dust
- Rough plumbing, electrical and gas changes where the plan calls for them, with inspections
- Drywall repair, texture and paint
- Cabinets, countertops, backsplash and flooring
- Sink, faucet, lighting and appliance hookups
- A final walk-through with you and cleanup
Common Questions
How much is a kitchen remodel in Las Vegas?
HomeAdvisor puts the national average at $26,990, with most projects between $14,591 and $41,617, and lists a Southwest regional range of $12,350 to $33,950. HomeGuide's 2026 guide puts a full renovation that keeps the same layout at $15,000 to $50,000. Cabinet grade, countertop material and layout changes move the number most. Your written estimate sets the price.
Can you remodel a kitchen for $50,000?
For a typical tract-home kitchen that keeps its layout, usually yes. HomeGuide puts a same-layout full renovation at $15,000 to $50,000, while high-end remodels with layout changes run $50,000 to $70,000 or more. Moving a load-bearing wall, relocating plumbing into an island or choosing custom cabinets and premium stone are what push a project past $50,000.
What is the 30% rule in remodeling?
It is a budgeting rule of thumb, not a regulation, and people use it in different ways. One common version says to keep total renovation spending under about 30% of the home's value so you do not over-improve for the neighborhood. Another notes that cabinets take roughly 30% of a kitchen budget, which matches HomeAdvisor's figures. We help you set a budget that fits the house and the street.
Do I need a permit to remodel a kitchen in North Las Vegas?
It depends on the scope. Work that changes plumbing, electrical or gas lines, or alters a structural wall, often calls for a City of North Las Vegas building permit and inspections. Purely cosmetic work such as paint or new cabinet doors usually does not. The city's permit office can confirm what a specific project needs, and we go over your scope with you at the estimate.
How long does a kitchen remodel take?
A cosmetic update such as painted cabinets, new hardware and a backsplash can take days. A full remodel usually means several weeks of work, plus lead time for cabinets and for stone or quartz counters, which are fabricated only after the cabinets are set and templated. Permit inspections add time when the scope needs them. Your quote includes a written schedule.
Does Las Vegas hard water damage kitchen faucets and counters?
It mostly causes buildup rather than damage. Minerals left behind when water evaporates form white crust on faucets and aerators, spots on dark polished surfaces and scale inside dishwashers and ice makers. Faucets with replaceable cartridges, a filter or softener, and wiping surfaces dry keep it under control. Acidic scale removers can etch marble, so use pH-neutral cleaners on natural stone.
Is it cheaper to reface or replace kitchen cabinets?
Refacing is usually cheaper when the boxes are sound. HomeGuide puts refacing an average kitchen at $5,000 to $13,000 and full replacement at $4,500 to $15,000 or more, so the ranges overlap and the answer depends on the cabinet grade you would replace with. Refacing cannot fix water-damaged boxes or change the layout.
